Job Description
Pay: $134222 / year (union rate - hourly)
Schedule: Tu-Sa or Su-Th; night shift (day shift for first 90 days of training)
Location: San Jose, CA

Overview
Under the direction of the Chief or Assistant Chief Engineers, the Stationary Engineer's primary responsibility is to provide operations and maintenance support to the facilities. This would include maintenance, repair and preventive maintenance on building systems and equipment included in the scope of work associated with the contract between JLL and the client. This is a position attached to the Collective Bargaining Agreement between JLL and the International Union of Operating Engineers - Local 39.

Responsibilities
Perform all plumbing, electrical, or HVAC tasks required in any of the client buildings.
Maintains all heating equipment, chillers, pumps, cooling towers, Fan Coil Units, VAV and air distribution systems, etc.
Inspect Building Systems including Fire Alarm Panels/Systems, HVAC Equipment and plumbing systems to ensure operation of equipment is within design capabilities and achieves environmental conditions prescribed by the Client, Agencies Having Jurisdiction and JLL Best Practices.
Verifies field conditions and perform repairs or adjustments as necessary or as directed by Chief or Assistant Chief Engineers.
Monitors and interacts with Energy Management System/BMS Systems onsite for equipment operations, troubleshooting and repairs as necessary.
Proficient in Reading and Interpreting blueprints, Single Line Diagrams, Specifications, O&M manuals, Close Out Packages, Sequence Of Operations, etc. in the performance of their duties to properly operate and maintain site equipment.
Performs PM assignments as directed by the Chief or Assistant Chiefs in a timely, efficient manner and closes them on time within the JLL CMMS System (Corrigo).
Assists other team members in maintenance and repair efforts, as well as independently performing defined tasks associated with PMs, Corrective Maintenance and client requests.
Inspection, maintenance and repair of the following systems: Electrical Systems & Distribution (UPS, Normal and Emergency Power), Fire Alarm Systems, Plumbing Systems (piping, water closets, urinals, flush valve assemblies, faucets, etc.) Doors (Including Hardware and ADA Operators), all lighting including both inside & outside site lighting and other systems as directed by the Chief or Assistant Chief Engineers.
Ability to troubleshoot and isolate problems down to the root cause and effectively repair issues associated.
Proficient in the use of hand tools, electrical testing equipment and other tools of the trade needed in the performance of their duties.
Perform rounds and readings checking all site equipment & systems including Plant related HVAC equipment (Chillers, Pumps, Cooling Towers, Heat Exchangers, Air Handlers, CAH & CRAH Units, Piping systems, Valves,etc.), Boiler Plant Equipment (Boilers, Pumps, for both Potable and Non-Potable systems), Critical Data Center Rounds/Readings, Emergency Power Systems (Generators, etc.), Life Safety Systems (Sprinkler Systems, Emergency Exit Signs/lights, Fire Extinguishers, Fire Alarm Panel & FCC Room, Electrical Rooms, Elevator Machinery Rooms, Mechanical Rooms, etc.) and other systems as directed by the Chief or Assistant Chief Engineers.
Must know how to install, align and perform repair activities to equipment such as motors, bearings, seals, valves, piping systems, etc.. Must also assist other Engineers, Controls Technicians and Vendors with major repairs, maintenance & installation of building equipment as directed by the Chief or Assistant Chief Engineers.
All Engineers are expected to respond to all Emergencies on site as directed by the Chief or Assistant Chief Engineers.
Position requires good documentation & communication skills. Must maintain accurate records of maintenance and repairs. Must have the ability to use tools like Microsoft Office, CMMS System and other tools & systems provided by client or JLL.
Position requires good customer service skills and a positive demeanor when working with clients, teammates and vendors. All Engineers must have the ability to communicate and work in teams successfully.
Will operate site vehicles safely and maintain the vehicles in a clean and orderly state. All site vehicles are shared assets with all Engineering team members in our 24/7 operations. Site Requires DMV background check to operate site vehicles.
All Engineers are expected to follow the JLL Uniform Dress Code while working onsite to maintain a neat, clean and professional appearance during the performance of our duties.
Complies with all JLL/Cisco/Regulatory policies for the safe storage, usage, and disposal of hazardous materials.
Complies with JLL Safety Directives including LOTO, Ladder Safety, Assigned Safety Training and all other safety compliance expectations such as using proper PPE, safety gear/tools/equipment in the performance of all duties.
Must also support and help maintain a clean and safe workplace as all times.
All Engineers are also expected to perform any other duties as directed by the Chief or Assistant Chief Engineers.

Physical Requirements/Work Environment
Proper lifting of equipment, materials & tools up to 50 lbs.
Ability to hear and see both audible and visual alarms. The ability to detect changes in noise levels of operating or rotating equipment while performing rounds. The ability to effectively use portable radios and cell phones as necessary.
Occasional stooping, bending, kneeling, standing or sitting may be required in the performance of all duties.
Working in various positions such as on ladders or catwalks including working with hands above or below head and body.
Working outdoors sometimes exposed to inclement weather as most Plant Equipment and Building Infrastructure is located on the Ground and Rooftops.

Qualifications

Education/Experience/Background
High School Diploma or GED equivalent
Local 39 Apprenticeship Program preferred.
Minimum of five (5) years experience

Strong Communication Skills
Excellent time management skills with the ability to problem solve down to the root cause.
Must be highly organized with excellent attention to detail.

Universal CFC License
High Rise Fire Safety Director Certification

Additional Experience/Certifications/Licenses/Training
10+ years of related trade schooling or equivalent
Any Electrical, HVAC or Professional Engineering License
